VA Loans: Benefits Veterans and Service Members Should Know
October 6, 2026
Homebuying costs have squeezed a lot of households this year, and those who served have one of the strongest tools available to push back. The VA loan is a benefit earned through military service, backed by the Department of Veterans Affairs. It is not a handout, and it is not a niche product. For eligible borrowers, it often beats every conventional option on the table.
The headline feature of a VA loan is that many borrowers can buy with no down payment. That matters when rates remain elevated and saving a large down payment feels out of reach. VA loans also do not require monthly mortgage insurance, which can lower the monthly payment compared with a conventional loan with a small down payment. Instead, most borrowers pay a one-time VA funding fee, which can be financed into the loan. Veterans with a service-connected disability rating are generally exempt from that fee.
Eligibility is based on service history, and a Certificate of Eligibility confirms it. Active-duty members, veterans, National Guard and Reserve members, and some surviving spouses may qualify. Lenders still look at credit, income, and debt, but VA guidelines tend to be flexible compared with many conventional programs. The property also has to meet VA standards through an appraisal, which protects the buyer from taking on a home with serious problems. A loan officer familiar with VA rules can sort out most of this before an offer is ever written.
